Flexible offices as a response to market needs<\/strong><\/h2>\n\n\n\n

According to the latest BNM \u2013 Real Estate Advisory report on flexible offices in Warsaw<\/a>, 32% of all flexible offices are already owner-operated concepts,<\/strong> created directly by office building owners, and we expect this trend to strengthen in the near future*.* Domaniewska 45 Flex is the result of an analysis of the potential solutions that can be offered to office tenants in the current market, in order to make the building\u2019s offering more attractive. Designed for a high level of working comfort<\/strong><\/h2>\n\n\n\n

Future tenants should be convinced by the Domaniewska 45 building itself. It is an intimate Class A office building located in a quiet area \u2013 for business-oriented Mokot\u00f3w \u2013 with good access to public transport \u2013 there is a bus stop in front of the building and a tram stop within walking distance, with connections to the metro and the city centre. Among the many amenities on offer, it is worth mentioning the conference centre, tilt-and-turn panoramic windows, bicycle facilities and the possibility of bringing dogs to the office.<\/p>\n\n\n\n

The new flexible office concept occupies the entire 3rd floor of the building, covering approximately 1,400 sq m, and was designed with the highest level of working comfort in mind. The project\u2019s designers, R\u2019house Architects, focused on high-quality finishes, a subdued, bright colour palette, sound-absorbing materials and glazed office rooms, which additionally allow more natural light into the space. The overall design is harmonious, elegant and conducive to concentration.<\/p>\n\n\n\n

In addition to their own furnished office, future tenants have access to shared areas serving various purposes. These include: a spacious kitchen with a dining area, meeting rooms, phone booths, , a chillout zone with comfortable sofas and armchairs, as well as a coffee poin<\/p>\n\n\n\n

Two leasing options \u2013 standard and premium flex<\/strong><\/h2>\n\n\n\n

In the standard option, we offer offices for lease with 6-, 8- or 12 workstations (two 6 + 6 offices with an internal connecting door). The offices are furnished, have panoramic windows, and employees can use all the available amenities. Adjacent offices can be connected to create larger layouts, with capacity for up to approx. 100 workstations.<\/p>\n\n\n\n

The premium option includes larger office modules consisting of an open-space workspace, one smaller private office, a meeting room and a kitchenette. They are dedicated to teams of 14 to 20 people. Regardless of the option, employees have access to all shared areas.<\/p>\n\n\n\n

\u2013 Competitive rental rates are another advantage of Domaniewska 45 Flex. The price per workstation (PLN 1,300 and PLN 1,100 \u2013 depending on the option) is below the average in Warsaw and in the Mokot\u00f3w district (PLN 1,600 and PLN 1,400 per workstation, respectively).<\/em> \u2013 says W\u0142odzimierz Wi\u015bniewski, Junior Leasing Manager at BNM. \u2013 It is worth emphasizing that these are brand-new offices, which will be ready for occupancy at the beginning of May this year. The rental price includes, among other things, internet, utilities, cleaning, reception services and supplies (coffee, tea, cleaning products). Everything is covered by a single invoice.
