Further assets entrusted following a successful cooperation.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">These are just selected examples of the results achieved by the Landlord Representation team at BNM \u2013 Real Estate Advisory. The team currently manages <strong>over 200,000 m\u00b2 of commercial space for lease<\/strong> in Poland and works with property owners and institutional funds such as Raiffeisen Immobilien, Adventum Group, AEW, ASD, First Property Group and Eastwest Development.<\/p>\n\n\n\n<h2 id=\"effectiveness-in-numbers\" class=\"wp-block-heading\"><strong>Effectiveness in numbers<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Five years after the service was launched, BNM\u2019s Landlord Representation team has completed <strong>180 transactions, the vast majority of which were new lease agreements<\/strong> with companies acquired through BNM\u2019s leasing activities. Currently, the total number of transactions concluded annually is growing by an average of 79% year on year. In 2026, the transaction value after just three quarters is <strong>21% higher<\/strong> than in the previous year. Based on this, a well-considered strategy is developed, covering, among other things, the positioning of the property, reaching target groups, marketing activities and the approach to conducting leasing processes. The strategy is continuously reviewed and adjusted when necessary.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The BNM leasing team is experienced in working with properties of various profiles, and developing individual commercialization strategies translates into tangible results. Below are some of them:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>#PFC, Pozna\u0144 \u2013 rebuilding occupancy following the departure of a major tenant<\/strong><br>A leading office building in Pozna\u0144 came under BNM\u2019s management immediately after the departure of its largest tenant. The building needed to be reintroduced to the market and new companies had to be secured. Since commercialization began in 2025, the leasing team\u2019s efforts have reduced vacancy by nearly 7,000 m\u00b2, with further transactions currently underway. The PFC office building has the potential to reach full occupancy later this year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>#SymbioCity, Warsaw \u2013 finding a single tenant for the entire building<\/strong><br>In the case of the SymbioCity building, the goal was to commercialize the entire 3,200 m\u00b2 property. Active efforts focused on reaching a clearly defined, narrow target group enabled the entire building to be leased for educational activities within six months of the start of the cooperation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>#D45 Flex \u2013 a flexible offering as part of the leasing strategy<\/strong><br>The introduction of flexible lease options at the Domaniewska 45 office building followed an analysis of the office market and demand conducted by BNM. As part of the cooperation with the property owner, BNM\u2019s leasing team developed a flexible office concept and a commercialization strategy for the new product, and currently coordinates the leasing processes for these spaces. We recommend introducing flexible lease options to office building owners as a way to enrich the offering of a given property.
