When searching for the ideal office, tenants consider a number of factors, including location and transport accessibility, proximity to amenities such as restaurants and shops, availability of parking for employees and clients, as well as the standard and sustainability of buildings. However, price still remains the main factor determining the final choice. For this reason, in this report we present the current office rental rates and operating costs in Gdańsk, to provide you with the best possible overview of the market before your company decides to relocate or renegotiate a lease.

How much office space is there in Gdańsk?

The total office stock in Gdańsk, including class A, B and C office buildings, currently amounts to 941 507 m². The distribution of office space across city districts is shown in the chart below.

The district leading the way in terms of the number of buildings offering modern office space is Oliwa. This is where the most recognizable high-rises on the market are located. Alongside Oliwa, the districts of Śródmieście (City Centre) and Wrzeszcz also offer a large supply of office space. In addition to the central axis of Gdańsk marked by the SKM (Fast Urban Railway) line, there are also several clusters of office buildings, e.g. in the airport area, where several large companies (such as Intel and Skat) have their headquarters. In other districts of Gdańsk, there are mainly single office developments and small class B office buildings offering smaller spaces.

Within the overall stock, a share of office space is available for lease. In Gdańsk this month, the BNM database lists 79 890 m². This includes traditional offices in modern buildings, premises in office tenement houses, as well as coworking spaces – ready-to-use offices, usually furnished, ranging from private rooms to larger office modules. The most popular office buildings offering professional space are almost exclusively class A and B properties. Rental rates in our system are updated on an ongoing basis, and the chart is refreshed every month.

What are the current service charges per sqm of office space in Gdańsk?

Over the past few years, average service charges per square meter have increased significantly across the country and often equal base rents. The rise is mainly due to higher energy costs and increases in the national minimum wage. Therefore, when comparing office offers, it is essential to consider not only rental rates but also service charges. The current average level of service charges in Gdańsk remains on an upward trend.

Gdańsk accounts for approx. 76% of the total office stock in the Tri-City, making it the key business hub of the region. Most of the strategic office projects in the Tri-City are located along the SKM railway line, which is the most popular form of transport and helps to solve the recurring issue of limited parking availability.

The most attractive district for both companies and developers is Oliwa. This is where the largest office complex in northern Poland, Olivia Business Centre, is located, consisting of 7 modern office buildings, as well as other major developments such as Alchemia and Arkońska Business Park. It is a preferred location for corporations as well as serviced office providers. In Wrzeszcz, a popular destination is the Garnizon project – a mixed-use development created through the revitalisation of former military barracks and the construction of new residential and office-service buildings. In Śródmieście, you can find class A office buildings such as Heweliusza 18 and Eternum, alongside revitalised properties like Waterside and the Directorate Building of the Imperial Shipyard.

The structure of office supply in Gdańsk is highly diverse. Along Grunwaldzka Street in Oliwa, there is a concentration of class A office towers. Further away from the SKM transport axis, there are more older, mainly class B office buildings offering lower rents. Office tenement houses leased for commercial purposes are mainly found in Wrzeszcz, offering atmospheric, nicely refurbished spaces. In Śródmieście, the office market is mixed – a handful of class A properties, some older buildings (such as post-shipyard and revitalised properties), and the two oldest high-rise office buildings in Gdańsk. Many post-shipyard and former industrial areas of Gdańsk are currently undergoing revitalisation and being adapted for new uses.

Among the office projects under construction is PUNKT in Wrzeszcz, which will deliver 12,800 sqm of modern office space. Future plans also include further expansion stages of the Airport City Gdańsk complex, which is ultimately expected to consist of 7 office buildings and a hotel.
