For many years, Kraków has consistently been the leader among regional cities in Poland in terms of office space stock. Class A offices clearly dominate, thanks to the presence of numerous large office complexes. Class B offices are mostly located further away from the city center or on the outskirts. In the very heart of the city, historic townhouses adapted for office use are most common.
Kraków’s office heart – Podgórze and Grzegórzki – has experienced the strongest growth in new office developments in recent years compared to other parts of the city. This has been driven mainly by new residential developments in these districts, which in turn spurred the growth of business centers. In Podgórze, the largest office clusters are in the Zabłocie area and along Wielicka and Wadowicka Streets. This is where well-known complexes such as Enterprise Park (61,000 sqm), Equal Business Park (58,000 sqm), and Orange Office Park (30,000 sqm) are located. Across the Vistula River, in the Grzegórzki district, the most prominent development is Fabryczna Office Park (77,000 sqm) as well as the K1 office tower – Kraków’s tallest building at 105 meters.
The Old Town area is a symbolic and prestigious location, which makes it attractive for many tenants. Available office space here is mainly found in renovated historical buildings and townhouses. However, there are exceptions, such as the modern High5ive complex consisting of five buildings.
Recently completed office developments in Kraków include the third building of the Brain Park complex (2024), as well as projects delivered in 2023: the KREO office building, building B of Ocean Office Park, the fifth building of Fabryczna Office Park, Mogilska 35, and the second building of The Park Kraków.
Central Kraków offers a wealth of modern office buildings with excellent public transport connections, although rental prices here are noticeably higher and lease agreements tend to be less flexible, for example regarding lease length. More peripheral locations may offer less prestigious standards, but are usually more flexible in terms of lease conditions.
