Category: Reports & Analyses

When choosing an office, tenants typically weigh a number of factors, including location and transport links, access to restaurants and retail, parking availability for staff and clients, as well as building quality and sustainability. Yet, rental cost remains the single most important decision driver.

This report provides an up-to-date overview of rental levels and service charges in Kraków, giving companies a clear picture of the market before making a relocation decision or entering lease renegotiations.

How much office space is there in Kraków?

The total office stock in Kraków, including Class A, B, and C buildings, currently amounts to 1 708 331 m². The distribution of office space across districts is shown in the chart below.

The Podgórze district dominates Kraków’s office market, driven by extensive developer activity and the delivery of numerous modern business complexes. Significant office clusters can also be found in central districts such as Grzegórzki, Prądnik Czerwony, Czyżyny, and the Old Town.

As of this month, 122 408 m² of office space is available for lease in Kraków, according to the BNM database. This includes modern offices in purpose-built developments, units in refurbished townhouses, and flexible coworking solutions — ready-to-use, often fully furnished, and suitable for teams of all sizes. Current office spaces available for rent in Kraków can be found here.

How much does it cost to rent offices in Kraków?

The most popular office buildings offering professional space are almost entirely class A and B buildings. Rental rates in our system are updated on an ongoing basis, and the chart is refreshed every month.

The average rent for class A office buildings in Kraków is: 14,02 €
The average rent for class B office buildings in Kraków is: 13,38 €

What are the current service charges per sqm of office space in Kraków?

Over the past few years, average service charges per sqm have increased significantly across the country and are now often close to rental rates themselves. This increase is primarily due to higher energy costs and rising minimum wages. Therefore, when comparing office rental offers, it is important to consider not only the base rent but also service charges. The current average level of service charges remains on an upward trend.

Which district of Kraków should you choose for your office?

Expert commentary: Łukasz Kąpielewski, Senior Leasing Advisor at BNM

For many years, Kraków has consistently been the leader among regional cities in Poland in terms of office space stock. Class A offices clearly dominate, thanks to the presence of numerous large office complexes. Class B offices are mostly located further away from the city center or on the outskirts. In the very heart of the city, historic townhouses adapted for office use are most common.

Kraków’s office heart – Podgórze and Grzegórzki – has experienced the strongest growth in new office developments in recent years compared to other parts of the city. This has been driven mainly by new residential developments in these districts, which in turn spurred the growth of business centers. In Podgórze, the largest office clusters are in the Zabłocie area and along Wielicka and Wadowicka Streets. This is where well-known complexes such as Enterprise Park (61,000 sqm), Equal Business Park (58,000 sqm), and Orange Office Park (30,000 sqm) are located. Across the Vistula River, in the Grzegórzki district, the most prominent development is Fabryczna Office Park (77,000 sqm) as well as the K1 office tower – Kraków’s tallest building at 105 meters.

The Old Town area is a symbolic and prestigious location, which makes it attractive for many tenants. Available office space here is mainly found in renovated historical buildings and townhouses. However, there are exceptions, such as the modern High5ive complex consisting of five buildings.

Recently completed office developments in Kraków include the third building of the Brain Park complex (2024), as well as projects delivered in 2023: the KREO office building, building B of Ocean Office Park, the fifth building of Fabryczna Office Park, Mogilska 35, and the second building of The Park Kraków.

Central Kraków offers a wealth of modern office buildings with excellent public transport connections, although rental prices here are noticeably higher and lease agreements tend to be less flexible, for example regarding lease length. More peripheral locations may offer less prestigious standards, but are usually more flexible in terms of lease conditions.
