Therefore, in this report we present the current rental rates and operating costs for office space in Poznań, to provide you with a clear overview of the market before your company decides to relocate or renegotiate a lease agreement.

How much office space is there in Poznań?

The total office stock in Poznań, including class A, B, and C buildings, currently amounts to 834 767 m². The distribution of office space across the city’s districts is illustrated in the chart below.

Poznań has several key office hubs. The largest concentration of office buildings is located in the wider city center, mainly along Królowej Jadwigi Street, near Rondo Kaponiera and Plac Andersa. This location, close to the Old Town, the Main Railway Station, and the Poznań International Fair, offers excellent transport connections with other districts. Nearby, in the Wilda district, a modern office complex is under development. Other districts with a strong presence of office stock include Grunwald and Nowe Miasto.

Among the total office stock, a significant portion is available for lease. This month, our BNM database lists 86 017 m². Over the past few years, average service charges per sqm have risen significantly across Poland, and in some cases they are approaching rental rates. Which district of Poznań should you choose for your office?

The structure of the Poznań office market is quite diverse. It is dominated by over a decade-old class A office buildings, which – thanks to modernization – are catching up with the quality of newly built projects. The market also offers atmospheric spaces in renovated historical properties in the Old Town, such as the Młyńska 12 office house or the recently revitalized office building that forms part of the Stara Rzeźnia mixed-use project. Outside the city center, tenants can also find class B office space, as well as boutique buildings of higher standard, usually located on the edges of districts.

Among the newly developed projects, the multi-phase Nowy Rynek complex in Wilda is worth mentioning, consisting of five buildings with mixed functions, including offices, residential, and hotel. As for projects under construction, the most talked-about is the futuristic Industrial building near Rondo Rataje. Also noteworthy is the office component of the large-scale Cavalia residential development, located on the grounds of former cavalry barracks, offering four office buildings with a total of over 18,000 sqm of space.

The most popular office locations chosen by our clients include properties at Plac Andersa – namely PFC and Andersia Tower, the two tallest office buildings in Poznań. Other attractive complexes are Business Garden in Grunwald, the already mentioned Nowy Rynek in Wilda, and the iconic Bałtyk building near Rondo Kaponiera.
