However, price still remains the main factor influencing the choice. That is why in this report we present the current office rental rates and operating costs in Katowice, to provide the best possible overview of the market before your company decides to move headquarters or renegotiate a lease.

How much office space is there in Katowice?

The total office stock in Katowice, including class A, B, and C office buildings, currently amounts to 857 109 m². The distribution of office space across the city’s districts is presented in the chart below.

The absolute heart of the Katowice office market is undoubtedly the Śródmieście (City Centre) district. This is where the largest concentration of office space and the most prestigious buildings are located, mainly along Roździeńskiego Avenue, Chorzowska Street, and in the immediate vicinity of the Market Square and the Main Railway Station. Other districts with significant office resources include Dąb, Zawodzie, Koszutka, and Paderewskiego Housing Estate – all neighboring the city centre.

Within the total office stock, a share of space is available for lease. In Katowice this month, the BNM database lists 69 209 m². This includes traditional office space in modern buildings, premises in office tenement houses, as well as coworking spaces – ready-to-use offices, usually furnished, including both private rooms and larger office modules. The average level of service charges in Katowice continues to follow an upward trend.


Which district of Katowice should you choose for your office?

Katowice, the capital of the Silesian Voivodeship and the central hub of the over two-million-strong GZM Metropolis, has become the fourth most important office market in Poland, alongside Warsaw, Kraków, Wrocław, Poznań, and the Tri-City. The city is rapidly transforming from a traditional industrial hub into a modern centre of business, science, and culture. This transformation, supported by infrastructure and education investments, continues to attract companies from the business services sector, IT, and other innovative industries. As a result, the Katowice office rental market is experiencing dynamic growth, offering tenants a wide selection of modern spaces.

The most prestigious location is Śródmieście, the office heart of Katowice. Here, modern class A and B+ office buildings dominate, often with distinctive architecture. Well-known complexes in this area include .KTW I and .KTW II (the tallest building in Upper Silesia, 134 meters high), Altus, Silesia Star, Katowice Business Point, Global Office Park, Grundmanna Office Park, Face2Face Business Campus, Silesia Business Park, and many smaller developments.

The northern districts such as Koszutka, Bogucice, and Wełnowiec offer an attractive balance between office rental costs and location, with good public transport connections and access to amenities, while being slightly quieter than the city centre. Districts such as Ligota, Brynów, and Paderewskiego Housing Estate, thanks to their proximity to the A4 motorway, are also attractive for tenants.

The highest demand comes from central locations, due to their prestige, excellent public transport accessibility, proximity to hotels, restaurants, shopping centres, and public institutions. These locations are ideal for companies with strong image requirements and those prioritising easy access for clients and employees. Companies also appreciate areas along the A4 motorway and the DTŚ expressway (connecting cities of the Upper Silesian conurbation), which are crucial for efficient logistics and convenient access for employees commuting from outside Katowice, as well as alternative parking options.

Within Katowice’s office stock, the majority consists of modern class A and B+ buildings (the latter often after major refurbishments). Serviced offices also play a significant role, mainly located in high-class buildings such as City Space, Regus, Ace of Spades, Cluster Offices. Given the city’s industrial character, landlords are increasingly investing in the revitalisation and modernisation of post-industrial properties while preserving their historical value. Once adapted, such spaces successfully serve as high-standard class A offices, combining modern solutions with unique industrial character.
