Which Wrocław district is best for renting an office?
Expert commentary: Małgorzata Wiśniewska, Senior Leasing Advisor at BNM
Wrocław, known for its picturesque bridges and leading universities, has long outgrown its image as merely the “City of Meetings.” Today, it’s a dynamic business hub with a steadily growing office market, offering a wide range of leasing options for companies of all industries and sizes.
The Krzyki district leads the way when it comes to new office developments, forming a vibrant business center. Iconic projects such as the Sky Tower (the tallest building in Lower Silesia at 212 meters), MidPoint71, the multi-phase Centrum Południe project, and the newly delivered Artefakt office building all attract attention from companies seeking modern workspace. A particularly high concentration of office buildings can be found along Powstańców Śląskich Street.
To the west, Fabryczna — with its distinct urban layout and industrial heritage — offers numerous modern business parks and redeveloped post-industrial sites that are equally popular among investors and tenants. The area around Strzegomska and Legnicka Streets hosts the city’s largest office complex, Business Garden (totaling 117,000 sqm of leasable area), as well as the more intimate West Forum complex.
Office spaces can also be found in Śródmieście and Stare Miasto, where charming renovated tenement houses and boutique office buildings dominate, such as Centrum Orląt near the Wrocław Główny railway station. Among the notable projects currently under construction is the Swobodna SPOT office building, located on the border of Stare Miasto and Krzyki, with completion planned for September 2026.
Tenants are increasingly drawn to prime locations, modern office complexes, and proximity to urban amenities. Industry plays a key role here — Stare Miasto remains ideal for law firms, consulting companies, and creative or startup businesses. Meanwhile, Krzyki and Fabryczna are preferred by international corporations seeking greater visibility, prestige, larger floor plates, or specific sustainability certifications. Additionally, there is growing interest in adapted post-industrial buildings, offering offices with a unique character, high ceilings, and industrial design.
In today’s dynamic business environment, finding an office is much more than just securing square meters. It’s a strategic investment in people, organizational culture, and the company’s future. Therefore, I encourage you to look at your next office not only as a cost but as a key tool supporting your company’s strategy, growth, and employees.
