These are just selected examples of the results achieved by the Landlord Representation team at BNM – Real Estate Advisory. Effectiveness in numbers

A strategy tailored to the situation
The cooperation process begins with an analysis of the property, the local market, the competition, commercial terms and the needs of potential tenants. Based on this, a well-considered strategy is developed, covering, among other things, the positioning of the property, reaching target groups, marketing activities and the approach to conducting leasing processes. The strategy is continuously reviewed and adjusted when necessary.

#PFC, Poznań – rebuilding occupancy following the departure of a major tenant
A leading office building in Poznań came under BNM’s management immediately after the departure of its largest tenant. The building needed to be reintroduced to the market and new companies had to be secured. Since commercialization began in 2025, the leasing team’s efforts have reduced vacancy by nearly 7,000 m², with further transactions currently underway. The PFC office building has the potential to reach full occupancy later this year.
#SymbioCity, Warsaw – finding a single tenant for the entire building
In the case of the SymbioCity building, the goal was to commercialize the entire 3,200 m² property. Active efforts focused on reaching a clearly defined, narrow target group enabled the entire building to be leased for educational activities within six months of the start of the cooperation.
#D45 Flex – a flexible offering as part of the leasing strategy
The introduction of flexible lease options at the Domaniewska 45 office building followed an analysis of the office market and demand conducted by BNM. As part of the cooperation with the property owner, BNM’s leasing team developed a flexible office concept and a commercialization strategy for the new product, and currently coordinates the leasing processes for these spaces. We recommend introducing flexible lease options to office building owners as a way to enrich the offering of a given property. BNM is the only agency on the market offering flex offices for property owners and actively manages coworking projects.

One partner, a wide range of possibilities
As part of its Landlord Representation service, BNM offers a range of complementary services that streamline leasing processes, including space planning, consultations with an architect, legal support, Fit-out Management, as well as a comprehensive service for the preparation, commercialization and management of flexible office space (Flex L.rep).
Leasing processes are also supported by marketing activities and systems for managing leasing processes. Selected tools are also made available to property owners, enabling them to monitor the status of processes and commercialization progress on an ongoing basis.
