In previous months, Cellnex Poland employees moved to their new offices in Wrocław, Gdynia, Poznań and Katowice. The lease transactions with a total area of nearly 3,900 sqm as well as the construction of the space in regional cities were supported by BNM fit-out advisors and coordinators. The processes were carried out simultaneously in four cities. After exactly 24 months of our cooperation, the project was successfully completed in each region. – Currently, all offices have been handed over, finished, equipped and serve the Tenant in their daily work – says Tomasz Węglarz, project coordinator and Managing Director overseeing BNM’s network of advisors in regional cities. – What is more, shortly after the completion of activities in Cellnex Poland’s main regional branches, work began on the operation of smaller local units, one of which – in Białystok – has already been successfully completed.

Four parallel processes

The multi-stage process started in Wrocław, where we focused on finding a medium-sized office with the possibility of quickly taking over the space. The final choice was the Wrocław Technology Park from WPT S.A., where the Tenant leased 240 sqm. Małgorzata Wiśniewska, Senior Leasing Advisor at BNM, responsible for the Wrocław market, says: – Cellnex Poland is a Client who knows its needs well, shows commitment to the process and is responsive. The proactive approach of each party made it possible to shorten the selection process and efficiently move through the negotiations. The entire process was completed within several weeks of intensive work.

The next step was the consolidation of offices in the branches: Tri-City, Katowice and Poznań. The search was made more difficult due to specific requirements regarding auxiliary spaces, which 90% of traditional office developments do not meet. – In the case of Cellnex Poland, knowledge of the local market and the possibilities offered by individual buildings was crucial. In Katowice, we managed to find a property that had all the required solutions – recalls Olga Podlewska, Leasing Advisor at BNM for Upper Silesia*. *The 1,370 sqm leased in Silesia Star (the complex is owned by the Globalworth fund) includes an office and a warehouse.

In the Tri-City, the issue of the ideal location also arose: – The consolidation of branches that have been operating for years in Gdynia and Gdańsk has generated a discussion about which of the two cities is more optimal for employees. We opted for Gdynia, where the Landlord made its offer flexible enough for us to accommodate all functions within a single property and, therefore, genuinely provide everyone with an appropriately functional workstation – says Beata Maksimowicz, Senior Leasing Advisor at BNM Tri-City. In July, Cellnex Poland employees joined the Tenants of Łużycka Office Park, owned by the Investika fund, in a 1,350 sqm space.

The selection of a new office in the capital of Wielkopolska was the simplest matter due to the lack of requirements regarding a warehouse or additional external storage areas. 900 sqm in Poznań Financial Centre, a building owned by Adventum, proved to be the right choice. – While the commercial process itself went smoothly without major difficulties, many surprises awaited us during the reconstruction of the space – here we had to demonstrate not only technical knowledge, but also a masterful knowledge of regulations – recalls Agata Kurzawska, Senior Leasing Advisor at BNM in Poznań.

The icing on the cake – finishing the space

At the stage of selecting the buildings, our fit-out coordinators joined the commercial team, allowing us to move from finalizing the provisions of the agreements to preparing new space arrangements without unnecessary delay. – Working on the space finishing project for Cellnex Poland was certainly a challenge for the entire company. Throughout the process, we made every effort to deliver solutions at the highest level. It is extremely gratifying to see a concept that is finally put into practice – comments Alexandra Kwapisiński, Senior Project Manager at BNM. The offices were completely reconstructed and designed to meet the current needs of Cellnex Poland

– Working with the BNM team was a pure pleasure. Their professionalism and human approach to a complex matter such as the office leasing and fit-out process could be felt at every step. Especially in difficult moments, they were the partner we needed – states Dorota Stolarczyk, Workplace Project Manager at Cellnex Poland.

Zbigniew Ślęzak, Commercial Director at DM Building, which was the general contractor for the spaces in Poznań, Gdynia and Katowice, is also pleased – Managing a project spread across different regions at the same time is always a coordination challenge. Our expertise, commitment and creativity allowed us to successfully complete the project.

Shortly after the completion of the fit-out and the employees’ move into the offices, we moved on to searching for new premises for further branches, including Lublin, Rzeszów and Białystok, involving a new generation of BNM specialists. – Finding a suitable location for the Client was not easy due to the relatively limited availability of spaces offering the required services. However, thorough work led to success in less than two months – says Julia Lorenc, Junior Leasing Advisor at BNM, responsible for the search in Podlasie.

Cooperation is the path to success

The team involved in the process agrees on the factors determining success: – Even the most demanding needs can be met if all parties involved in the process have a clearly defined goal and work together towards achieving it. We are extremely grateful to the Landlords for searching, side by side with our specialists, for the best solutions.
